Meet Tennessee Real Estate License Requirements & Pass The State Exams 

Tennessee Real Estate Commission (TREC) License Requirements
To obtain a new affiliate broker license in Tennessee, you need to:

  1. Complete the 60-hour “Principles/Fundamentals Course,” preparing you to pass the license exam. You must complete this course prior to registering for your state exam. Once you complete the Principles/Fundamentals Course, your school will notify PSI that you are eligible to take the examination.
  2. Pass a license exam with a score of 70% or better. The exam consists of 80 national and 40 state-specific questions.
  3. Be at least 18 years old.
  4. Complete the 30-hour “Course for New Affiliates,” preparing you to work for a broker.
  5. Complete a Tennessee real estate affiliate broker application, which you will receive at the testing center when you complete your exam. You must submit it to TREC with:
    1. A photograph of yourself
    2. Proof of high school graduation or equivalent (a copy of your high school transcript or diploma, GED certificate, or college transcript).
    3. Proof of successful completion of the prelicense courses.
    4. Documented responses to seven qualifying questions related to your background (licenses in other states, past license violations, complaints, criminal offenses, and age).
    5. Application fees (for license application, the Education and Recovery Act, and an Errors & Omissions application)
    6. Information about the broker for whom you will be working

If you are a salesperson licensed in another state, prior to making an exam reservation, TREC needs you to:

  1. Document your fulfillment of the education requirements. You must meet the same criteria as Tennessee residents. You will need to provide copies of course completion certificates for at least 90 hours of education, or complete the 90 hours at a TREC-approved school.
  2. Request a license history/verification be sent from the regulatory agency of the state in which you are actively licensed to TREC.
  3. Provide proof of passing the national portion of a written exam administered by a national testing company (if you are requesting a waiver), or take and pass the national portion with a score of 70% or better.

Upon receipt of the above items, TREC will issue an exam eligibility notice. This will be your ticket in to the PSI examination center. Then you will need to:

  1. Pass the state portion of the license exam (40 questions) with a score of 70% or better
  2. Complete a Tennessee real estate affiliate broker application
 


 

Tennessee Real Estate License Exam Information
Tennessee real estate license applicants must pass a computerized license exam administered by PSI, a national testing firm. You must have completed your 60 hours of education prior to scheduling an exam date. Your education provider will provide PSI with evidence you have completed the coursework. After that time, PSI can schedule an exam date for you. To schedule an exam, you can call them toll-free at 1-800-733-9267 or visit www.psiexams.com. You are encouraged to reserve your exam date at least three to four business days prior. 

To schedule an exam, PSI will require the following:

  1. Personal information – legal name, address, phone, SSN, date of birth
  2. Exam specifics – exam type (affiliate broker, broker), preferred date and test center location
  3. Exam fees ($55) paid in full

Upon arriving at the test center, you’ll need to show two pieces of identification (one photo-bearing). Then a brief online tutorial will familiarize you with the computerized testing system before you answer 120 multiple-choice questions. 

You will have four hours to complete the exam. Be sure to attempt to answer every question. A minimum score of 70% is required to pass. Your score will be available immediately. A passing score is valid for six months.

NONRESIDENT CANDIDATES BY RECIPROCITY

 

The Tennessee Real Estate Commission (TREC) has written reciprocity agreements with the following states:

If you hold an active real estate license and live in a state listed above, you may complete a Reciprocity License Application which can be downloaded by Clicking Here. You must provide with this application a "Certified License History" from all the states where you hold or have held a real estate.

 

Please Note: The firm and principal broker where you are affiliated must also hold an active reciprocal Tennessee real estate license. A non-resident firm application may be obtained by Clicking Here.
